At Garland Decks & Patios, LLC, we believe a great deck or patio is not just measured by how it looks on the day of completion — but by how it performs years down the road. That's why we proudly stand behind our craftsmanship and structural integrity with warranties that exceed typical industry standards in the Dallas–Fort Worth market and surrounding areas.

We don't rush builds. We don't cut corners. And we don't disappear after the job is done.

This Limited Warranty is issued by Garland Decks & Patios, LLC ("Contractor") to the original property owner ("Client") and applies only to work performed directly by Contractor.

Contractor warrants that all labor and workmanship shall be free from defects resulting from improper installation for a period of eighteen (18) months from the date of Substantial Completion.

Installation defects caused by Contractor labor
Improper framing, fastening, or construction methods
Work not in compliance with applicable building codes in effect at time of construction

Upon verification, the Contractor will, at its sole discretion, repair or correct covered workmanship defects at no cost to the Client.

Contractor provides a five (5) year limited structural warranty covering failure of load-bearing structural components installed by Garland Decks and Patios, LLC under normal residential use and when properly maintained and not altered by the customer.

Footings and concrete piers
Posts and columns
Beams, joists, and primary framing
Structural fasteners and connections

Built to local code & engineered best practices.

Your structure is designed and built to withstand normal residential use and North Texas environmental conditions.

Normal wood movement, checking, splitting, warping, fading, or aging
Cosmetic changes due to weather, UV exposure, or moisture
Rusting or corrosion of non-stainless hardware

Flooding, erosion, soil movement, or improper drainage
Storms, hail, wind events, or Acts of God
Landscaping, irrigation, grading, or ground changes performed after completion
Misuse, abuse, overloading, neglect, or third-party modifications

Contractor shall not be responsible for failures or damages resulting from:

Site conditions not created by Contractor
Changes in soil conditions
Municipal or utility work
Homeowner or third-party actions

This warranty is governed by the laws of the State of Texas, including but not limited to:

Texas Construction Liability Act (Texas Property Code Chapter 27)
Texas Deceptive Trade Practices–Consumer Protection Act (Texas Business & Commerce Code Chapter 17)

Contractor's liability is limited to the original contract amount
Contractor shall not be liable for incidental, consequential, or indirect damages
No oral statements or representations shall modify this warranty

This warranty is non-transferable and applies only to the original Client unless otherwise stated in writing.

At Garland Decks & Patios, LLC, we build with integrity, stand behind our work, and protect our clients with clear, professional warranties — because quality craftsmanship deserves real accountability.

Garland Decks & Patios, LLC ("Contractor") warrants that all materials furnished and installed as part of the Project shall be new and of good quality at the time of installation and free from material defects to the extent covered by the original manufacturer's warranty.

Contractor does not provide an independent or extended materials warranty beyond those offered by the material manufacturer.

All materials are covered by the original manufacturer's warranty. Garland Decks & Patios, LLC does not provide an independent materials warranty beyond installation. Proper maintenance is required to preserve coverage.

All decking materials, fasteners, railings, concrete products, hardware, coatings, finishes, and accessories are warranted solely by their respective manufacturers, subject to the manufacturer's:

Terms and conditions
Limitations and exclusions
Maintenance requirements
Warranty registration requirements

Examples may include (but are not limited to):

Composite or PVC decking manufacturers
Lumber suppliers
Railing system manufacturers
Fastener and hardware manufacturers
Coating, stain, or sealant manufacturers

Manufacturer warranties are separate from Contractor warranties and are not administered or guaranteed by Garland Decks & Patios, LLC.

Garland Decks & Patios, LLC shall not be responsible for:

Manufacturer defects
Warranty denials by manufacturers
Product recalls
Changes in manufacturer warranty terms
Manufacturer insolvency or discontinuation

Contractor may, at its discretion, assist the Client in submitting manufacturer warranty claims; however, all determinations, approvals, replacements, or reimbursements are made exclusively by the manufacturer.

This Materials Warranty does not cover:

Normal wear and tear
Natural weathering, fading, discoloration, or surface checking
Expansion, contraction, or movement due to temperature or humidity

Damage caused by:

Improper maintenance or cleaning
Failure to seal, stain, paint, or protect materials as recommended
Standing water, moisture intrusion, or improper drainage
Landscaping, irrigation systems, or ground alterations
Acts of God (storms, hail, wind, flooding, freeze/thaw cycles)

To the fullest extent permitted by Texas law, all implied warranties, including but not limited to the implied warranties of merchantability and fitness for a particular purpose, are disclaimed beyond those expressly provided by the manufacturer.

This Materials Warranty is governed exclusively by the laws of the State of Texas, including but not limited to:

Texas Business & Commerce Code
Texas Deceptive Trade Practices–Consumer Protection Act (DTPA), Chapter 17
Texas Property Code, Chapter 27 (Construction Liability Act)

To the fullest extent permitted by law:

Contractor's liability for materials is limited to installation only, not product performance
Contractor shall not be liable for incidental, consequential, or indirect damages
Replacement of materials under manufacturer warranty does not include labor, unless required by law or agreed to in writing

Manufacturer warranties may or may not be transferable. Transferability is solely determined by the manufacturer, not by Garland Decks & Patios, LLC.

This Materials Warranty is part of the overall contract and warranty package. No oral statements or representations shall modify or extend this warranty.
